I believe the lower cost of mortgages is mainly due to the reduction in interest rates.Personally, I believe we will see a phase of increasing inflation starting at some point in the next 5 years.The other thing, and that's actually a really interesting data point is the income to payment ratio.

Just looked up Columbus OH historical appreciation and got 3.6%, which is a little better than historical inflation.

To @Andrew Schutsky's point, IRR can inflate with a quick return of capital, so at the end of the day, I evaluate my deals on pure dollar value, and how those dollars are flowing back to me, and in what time period.

Inflation will make your home appreciate and your debt cheaper, IMO.
