Of course, that would require a sale of the investment.We actually underwrite our properties at a 3.5% appreciation rate, which given the the zip codes (Meridian invests in 9 zip codes in Memphis), price points ($100K-$180K, which is at and above the median home price) and market historic averages, this is a very conservative measure.With that said, appreciation is really considered more or "icing on the cake".

one forum said no matter what the house will eventually get sold getting a big return but it could take anywhere between 1 month, 6 months, to years.Young and ambitious but dont hold enough wisdom in the industry to decide a good decision.

The FHLB is a very stable index and you can watch movement lagging to 1 year T-Bills.The interest will be changed based on an index date, not an average, usually within 60 days of the original note date or on the note date with payments changing on or after that note date (if the rate is changed 60 days prior based on that date, your new rate is not charged until the note date when a new payment will be required 30 days* later.
