@Kristopher Gomez If I am at all familiar with you market I do believe it is very hot right now.

I think the one i was looking at was letterstream.comThanks again though, you probably saw i got myself into some hot water with a chap mentioning how wholesaling is illegal too lol.

I suspect it would be more of a challenge to find properties and sell them to someone else - who, in turn, would need to be able to rehab and put into service cost affordably - and make a small margin in the process.While I've long been a skeptic that one can make a living wholesaling in Canada - with the possible exception of GTA and MTL (Vancouver is likely too hot at the moment). 

We use flow arrestor lines on washing machines and dishwashers and inspect them annually; we do not use refrigerators with water dispensers or ice makers (they are less energy efficient anyway) and we install trays and floor drains under appliances and hot water tanks whenever possible.

I actually thought Nashville was a hot market, like Austin, where I invest.

Plus, it will likely lead to them constantly bringing you opportunities to partner with other properties in the future.Where to look are places that aren't hot.

I generally will use contractors for contracting work - stuff like installing sinks and cabinets , rehabbing house and framing work  - installing AC units or hot water heaters ( though i did this once myself)  - basically for general construction. 

Building has everything on electric: heat / hot water / stove.

I know there's some places I could use that money and buy way better deals but va Beach is where I live and where I wanna get started although I will be careful because the market is extremely hot.

Again, this may not work for you.I assume that the "hot" selling months for IL, as in WI, are May through August.
