I just bought an attached house (PUD) in Fremont.

We recently bought our first MFR based on the analysis from the Rental Calculator, and it seems to paint a accurate picture of what our monthly cash flow will be. 

Its value has increased by at least $100k since we bought it, but if we were to sell it and not do a 1031, we'd only get something like $80k back after taxes and commission.  

Bought a house in N Buckhead last year, reno'd and have listed to rent on Zillow. 

She was either making rent off of us by staying in the rental townhouse longer, or she was making commission off of us if we bought a townhouse through us. 

.- We bought right and there was a significant value add opportunity. 

(Random theoretical ease-of-use numbers here) Does this mean that If I bought a property for 50k all cash and it's all mine, I can't pull out say 65k if it is appraised for 100k (using 65% LTV obviously) once renovations are done? 

I just bought a 6 plex in Louisville in October and have 2 more 6 plexes under contract right now.
