I have the cash on hand to close on properties once I find the deals, my issue is simply finding deals at this point. 

They offer a lot of privacy and a feeling of seclusion, which is something that many people love, especially if they have families or simply enjoy being alone.

Some, as the one you described, may not be scammers, but simply not knowledgable.

You could simply become a member in the LLC. 

If possible, try asking another sub what happened because sometimes it’s not really the GC’s fault at all or maybe it was just an honest mistake that can easily be fixed by simply clarifying expectations.If you have tried all of these methods but nothing seems to work out in terms of communication between yourself and your contractor, maybe the most effective solution is fire them.

If you simply move away and buy a new home and ten years goes by then you sell.

We hope to get familiar with this process and to then simply replicate it to more homes and maybe work our way to a MF home after the initial one.

There is simply far too much variability person to person and you may end up with a local PM who is really good at what they do OR one that is really connected OR one that pays people to refer you to them . . . and there's really no good way to tell until you've gone a few rounds with them.Best case scenario:  have two homes in the same market and test them, one under each PM paradigm, and see how you like the operations and returns after 3-4 years.
