I live in Marietta, GA and focus my searches in the northwestern suburban/outlying areas of Atlanta. 

I am looking to move to the Athens, GA area.

That's a stellar idea, coupled with the fact that you know the upstate area very well and there are lots of students to attract.Frankly, I encountered the same predicament that you are now faced with and solved it by planting my REI business out of state in the Atlanta, GA area.So, long distance investing is an option that investors have to think of when the RE prices are ridiculously high.But, I handle property management myself, so, that will no doubt eat into your profit margin with the use of hired hands on your part. 

I've got some homes in Georgia currently under contract.
