You can ask to see their standard forms ahead of time for review.The due on sales clause thing is in most residential lenders investor loans.

For me, it was supposed to be for my dental business however for improvements, repairs, investments into equipment etc.But once given, they could not take it back so I could always use it for real estate.55K was offered, but, the rate was too high @ 10% and was on a 3 year amortization.

My chosing to use an all cash strategy means I end up selling a lot and constantly dealing with paying taxes but it works for me especialy in later years when I have built up momentum.

for me its usually depending upon the situation.......u kinda got to feel them out and see if theres an underlying issue at hand....but yea never more than 3 business days......but you can tell whos stalling.
