They kinda trust us, the hosts, to deliver a generally "good experience".I totally agree that generally speaking, in coastal California, A/C can be considered as a luxury option if the outdoor temp is , let's say in the low 80s, mid 70s inside. 

Include language in the offer that seller is to deliver the property/unit vacant at close of escrow.

Even if it seems like the roommate is actually moving out I will still deliver the notice to vacate to cover myself.

I have a large collection of tools and don't mind using them, a truck that is great for picking up supplies and delivering them, and a passion for investing like no other.

I called yesterday to see if the part was delivered and they never ordered it..... they ended up sending out a tech for free without even letting me know and then mentioned the tech said it's not the evaporator coil its that the line set needs to be replaced so now its one so called problem to an even larger problem.
