A realtor friend of mine told me to add an addendum to the contract specifying a move out date with a daily penalty charge for every day she stayed over - this incentivizes a quick move.

You should have well thought out, detailed renovation specs, iron clad documents to protect you from unscrupulous contractors, and hopefully someone you know and trust that is boots on ground that can go check on the project DAILY.
