I don't just deal with just any ol' buyer that claims they have the means to close.Remember, Those that do get these high-quality deals have no issues getting them sold.

I'd say I'm about 50/50 on acceptance of this but if not I'll hold for a few weeks no issue but never longer than a month and that's only if I find someone to start on the 1st of the following and I get it rented fast. 

I have a plan to do some flips/wholesale deals that should make repayment a non-issue.  

I'll usually talk to a new client on the phone or exchange emails about the legal issue for free... up to a point.

Second issue is that “wholesaling” as the term is used now is NOT investing; at the low level operation it’s a JOB as an unlicensed real estate broker; at the high level it running a FULL BUSINESS operation.

If there is new construction happening around the area, then there is a good chance that someone will be interested in buying it.The biggest issue I see is the fact that you are trying to wholesale it, which means a relatively quick close.

If the issue is credit utilization, you can fix this by paying down credit cards or increasing credit availability.
