Look in neighboring suburbs and that number probably jumps to 100+ opportunities in a slow 6 month period (fall-winter), so I think there is definitely cause for hope for this spring.

In Chicago, where I am buying, it is not uncommon to see expenses run a bit higher (closer to 55%) due to boiler heat, cold winters, flat roofs, etc.

.- This may come as a surprise to her since her rent has stayed the same for 5 years and I would essentially be asking her to cough up almost $800 around the holidays which may seem insensitive.- Her rent is at least $150 below market.

It's still rented but the family member has been sober for a year and isn't hindering my attempts to sell it.I intend to drop the price another 20k after the holidays.
