The area we are in has a summer and winter market for students and  for that reason it was a better fit for us.

I'm cutting them some slack as to their screw ups, but if they can't see the forest for the trees, then there are other issues at work. :)

The winter is a particularly hard time for landlords in Lewiston, ME not only because of the cost of heat but also because tenants (including those with section-8) skip on paying their portions of the rents in order to be able afford presents during the holidays.

But the general idea is you want to do what everyone else does, which is look for the "big ticket" items, like the roof, the boiler, hot water tank(s), plumbing (was it vacant last winter?) 

Season turnover (winter to summer and summer to winter crops) is when you need to put in the most effort.
