Truth is: even rehab costs could be dealt with by estimating super conservatively at a high cost p/sqft and looking only for deals with a wide margin of safety.

I've found that investment property insurance can vary widely, much more than owner-occupied.  

While the CFP credential is more widely known, EA is more meaningful to real estate planning.
