Most of the time you will be dealing with someone who is not the most responsible type of person, but its nice getting the check from HUD or rather in Amarillo it comes from the city housing department.

For those of you that dont know this area I'd like you to know this is a nice area with lots of snow and rainbirds when things cool off elsewhere.Check the winter temperatures at any weather site eg weather.com Lots of homes on the market beween Salton Sea and PalmSprings (AKA Cochella Valley) More of a buyers market as you've probably heardElevation is Sea Level in Indio to abt 500 ft near PalmSprings.

Be prepared on either end to be fair, up front and get ready to walk whenr some jerk sticks his 2 cents into your deal and throws his weight around.I find the agent of the seller is the ugliest during negotiations on low ball offers.

We also market them by telling the neighbors to tell their friends and we give them a nice kick back if we close their buyer...The last one i did ended up being in total 71% ARV because of serious unforseens (electrical issues and plumbing issues) From that i learned to just always account for that in each budget because im a freak about electrical problems....The one before that 64% ARV FIXED....the one before that 35% ARV fixed....They are out there you have to keep your eye on all of the properties or have an excellent bird dog to find them for you.

A friend and I, have finally began to invest in Real Estate and where we live, is a I guess you could say a neighborhood(complex) where there are nice sized single family homes.
