Most prefer markets that are stable, not shrinking and the job market is supported by either very strong industries that are not in danger of disappearing in an economic crisis (most would have never put the auto industry in that category, but they do now!)

Ask what they see them selling for and what expenses are by category.

You can buy lists of people who are pre-forclosure or absentee owners (don't live at the property they own) or other categories and these are all potential motivated sellers.
