I have the house under a 6-12 month P&S contract. 2- I locate an end buyer C. 3- Now I close on the A-B end and then transfer ownership of my LLC (that I purchased under) to the C buyer, the B-C part.

As you go, you will tweak, refine and change it along the way. 1.5% puts you solidly into a C area, sometime a B if you find a good deal.The cost per door, may actually be higher than you need in the current market in the local area.
