I know in theory seller can sell at any time prior to the auction, but practically, is there a point in time when it becomes "too late" and they'd rather go to auction?

It seems to me that your other option is to try for seller financing, or have the seller do the repairs prior to the purchase.

You need the money in a checking account in prior months sitting there you cannot have recently transferred funds without a trail or history (Patriot Act).

I think how you represent yourself as a landlord is key, so if you are fair and explicitly go over it beforehand prior to signing, then it is not an issue.
