Francis, WI area. 3 bed 1 bath upper, 2 bed 1 bath lower with extra finished room in basement. 2 car garage, fenced yard.

Both units are 2 bed 1 bath with upper kitchen having been recently remodeled.

@Michael Raposo I make money off the single families because I buy them as fixer uppers. 

What I have found is that prices tend to be very reasonable (considering the relative proximity to DC and other downtown markets) especially if you're willing to take on a fixer-upper.

The price to enter is quite low and you should have no problem finding a duplex on the upper east side or even near Ashwaubenon that needs some work. 

@Joe Rinderknecht usually an increase like this to the upper limit on rent would demand that units are top of the line.Ensure that these units look amazing and no deferred maintenance is present.Usually what works in Bridgeport Connecticut is slightly lower than market rent with a slightly larger deposit amount.You would have to compare to your local market to see if that works for increasing traffic.

The upper unit rents for well below what it should so i was hoping to bring in a little more money until the rent can be increased with a new lease. 

There has been the occasional deal that has popped up, but it will at best be a fixer upper or need something creative done. 

If you ask me that's a story that'd tug more heart strings than some able bodied Coast Guard who can simply put his rent on a credit card & or drive an Uber or deliver some pizzas.
