Actually buying in a place I lived before moving to CA, it has had very strong long term growth for many years and I already have all the necessary infrastructure in place (agent/mgr, insurance guy, etc.)

You can get some rent information from the MLS via a real estate agent, in addition to the above sources.  

I know a lot of agents, but I have found that it seems to be hard to find an agent who is investor friendly, some tell me I am offering too low and I don't hear back from them, but I offer those prices because that's the price I need it at to make our profit.

So the agents I wanted to add to my term wanted to qualify me - "How's your credit, how much cash do you have to put down, do you have a co-signer?"

A short sale has a certain prices required, including it being listed with an agent.  

Louis, MO that can get me a Sales and Purchase Agreement that is used by real estate agents or point me in the right direction to get one.
