Hello members, I’m a new real estate licensee in Northern Virginia, and I wanted to get some advice on a brokerage to select to hang my license.

I've got the unique pleasure of seeing a lot of management fee structures for properties across many regions too. 

There are not thousands of firms selling notes to investors, it is a select few and those in the business already know who they are.Is it possible to find a note here and there to broker - yes but I don’t see how someone can make a full time business out of it and make it profitable.

However, if you believe that extends to outside of unique areas like Corktown,  you will find out quickly the reason prices are so cheap.  

Floor & Decor (several Chicago area locations) has a pretty good selection of LVT.

But I do analyze the deals and select which are actual deals I want to send out to represent what kind of properties can be expected from me. 

Secondly an SEO company will not develop SEO methods unique to you.

Make sure you verify that before making your selection.

You may have the unique advantage to use the current 2 family on the lot as collateral which could increase your LTV.300k to build seems low to me, even if you were going to GC the construction yourself.

I personally like investing in an area I can easily drive to because it make the acquisition and management processes easier.I would select a market first and then build your team.
