It's a niche.

if the plan is to  rent the present home you just refinanced  and buy a new  " owner occupied "  property -  you should be fine to proceed  without any unique or special fees  being charged

My niche is Owner financing/Notes,  not looking to be a landlord.Please advise....Thank you all in advance. 

This particular Niche is so saturated that you have to go above and beyond to lock in these type of deals.  

Everyone has a niche and so a 1-4 might go somewhere different than a mixed use or retail.

Your attorney or tax advisor will be able to advise you correctly based on your own unique circumstances and objectives.

Then for each new unit I try and source some unique items, or good deals used, and replace those items in the list of new items.

I have never really spent any time after that looking for opportunities in this niche market.

its a niche product that is quite real..
