There is about $110 additional expenses monthly.Current rent is at $1435 with $464.00 positive cash  flowARV came back at $200k after appraisal!!!

There are a couple of additional terms in there that we didn't like, including prepayment penalties up to 3% if in the first 2 years, 2% in years 3 & 4 and 1% in the 5th year. 

The current house is attached to two additional lots ( undeveloped land) and she wants to sell them all together.

We are currently renting out our starter home to our oldest son\wife and are looking to expand into additional rental properties.

For investors who wanted to sit on the house and rent it there were the additional expenses of water insurance.

To optimize a BRRRR I specifically look to add additional livable sq ft.
