If you have to go a more traditional route, make sure you save money and try to get a W-2 job so that it will be easier to qualify.

It is in standard sizes like 1x4 so it has a pretty neutral look and traditional but it is quite tough, you don't have to paint it, and it you can wipe it off easily.  

I'm looking for a market that has stable population and job growth where I can find multi families preferably under $250k for traditional long term rentals.
