Lastly whatever page and or platform you decide to have a presence on you have to make your page/account attractive.

That is a trick used by sellers to attract novice investors into paying above market prices.

My advice to you is to find a run down duplex, put your 3.5% down payment in and use your other cash to fix your duplex up to a standard that would attract nicer tenants and demand a better rent per month.

Some people might see a $600 incentive more attractive, vs a $650 rent (if market rate is $700).

(If using OPM and private investment channels, indicate the attractive “CASH OFFER” phrase) It doesn’t hardly sound like a tactic, but I seem to land 1 deal a month from a contractor, neighbor, friend, family member, or a general acquaintance.

Seasoned flipping investors- if you could go back in time (not to 2010) when you started investing, what actions would you do to attract private money partners?

Half-assed work only attracts half-assed buyers...

I myself haven't latched onto this model yet, another set of hands touching my food isn't that attractive to me. 

Is the subject to / sell with owner financing option that makes this the more attractive deal somehow?
