During this time I installed brand new laminate flooring in the living room and kitchen, painted the kitchen cabinets, and installed brand new tile-look flooring in the bathroom, repainted a bedroom, installed new baseboards, and a number of miscellaneous items (pictures below).

I doubt I could remember all of the tools we've used on our rentals, but I'll give it a shot.Screwdrivers of various sizes/types, hammers, crowbar, cat's paw, shovels, rakes, broom & dust pan, wrenches of various sizes/types, pliers, wire strippers, circuit tester, reciprocating saw, circular saw, hacksaw, tile saw, miter saw, table saw, box cutter, scissors, pencils, tape measure, level, drill with bits and other attachments, string, saw horses, rotozip, heatgun, clamps, tin snips, saber saw, trowels, buckets, sheet rock knives, nail guns, paint brushes, rollers, trays, paint sprayer, rags, hoses & sprayers, power washer, tarps, carpet stretcher, work lights, garbage cans, paper tiger, garden sprayer, extension ladder, step stool, 6 & 8 foot step ladders, air compressor, toilet brush, shop vac, extension cords, fans . . . . . . .

The reality was that as I began taking action I realized a few things:1) BRRRR has some risks associated to it that can be easily overlooked by new investors (calculating ARV, managing rehabs, etc.)2) Hard money is freakin expensive (not the low money down I needed)3) Lack of experience makes it very difficult for HML's, Contractors, and Property suppliers (wholesalers) to take you seriously.

All flooring - tiles, wood, Vinyl I buy from floor and deckCabinets, quartz and granite countertops from a local vendor, who can design for me once I provide him the dimensions over the phone.All my paint comes from Sherwin Williams, having a contractor account you get a good discount but still little expensive than Behr from HD.Over a period of time, you will figure it out what makes sense - sometimes you pay a dollar more outside for the quality and building relationships for the future purchases.
