W/ the help of innovative accountants and attorneys the profit/gain from the sale was handled as a separate transaction. 

I'd opt for the PO BOX, but after we had a "lost" letter once, we have tried to avoid having tenants mail checks.If they are handy with simple technology - use Venmo or CashApp or direct bank to bank transfers (I'd set a separate bank account up for the property).  

Not pushy and leverage technology to give excellent service from a distance. 

In Nov (10th & 11th), he has a week-end Rat-race to Retirement.

If there is a chance that the business will outgrow the location or if future technology would make the building unecessary, then buying the building may not be wise.

Once a client is in the doors here at Carrot, like @Elizabeth Wilson mentioned I feel there's no company that can beat us (and yes we're happy as heck to hop on a phone call where needed)... but admittedly we've relied too much on technology for inbound sales phone calls and likely are missing out on working w/ awesome clients such as yourself.
