If it is on the west side of the state (near Williston)  I would be concerned about the sustainability of maintaining full rentals. 

Its a constant balancing act and every home site is different; some houses are not even good for solar and we have to make up for it with other solutions. 

I can't speak to neighborhoods, but in terms of companies, I had narrowed my search to Alpine Capital Solutions, Pinnacle Investment Properties, and FS Houses, mainly due to their reputation on BiggerPockets.
