With 2% rule, max price = ( (50 times total monthly rent) - cost of repairs)It looks like they are asking more than that ...There are supposed to be 8 units, but I only see rent figures for 6 ...50% rule of thumb says that expenses can be expected to be around 50% of rents; the expenses are given as $16,734, which looks to be somewhere around 1/3 of rents.

I suppose this is a viable strategy now, but you'll need to look harder for longer term money... especially at about year 5.
