Less money spent on supplies, less wear and tear on your place, less money spent on utilities, fewer guest headaches, etc.Bottom line: there’s a LOT of puzzle pieces you have to get right to make this work really well, but once you master it, it can be very rewardingI preferred to invest in the year-round high revenue parts of the US where you can earn a lot of money year-round.

It's great that you're benefitting from the crazy appreciation in your market right now, but that's a result of supply and demand.

If your goal is to build long term wealth through SFRs or small multi family properties, San Diego is going to be one of the better markets in the U.S: Low Supply / High Demand, high appreciation on already higher priced RE, resilient & diverse economy, & tons of expected future growth for the foreseeable future.

I’m more in the Modesto area, however, recently, have had to make trips all the way to to sac to stock on chlorine tablets, there is a shortage because apparently Louisiana hurricanes destroyed the plant responsible for a large portion of the overall supply.
