Supply and demand!!

Appreciation is a side effect of supply and demand.

The plumbers are swamped and supplies are low, so there is a delay in repair time.

Great for landlords maybe not so much towards housing supply. 

Mine's REALLY expensive.Probably because I'd have to go down to a local Builder Supply store and pick it up and then upcharge you 😂

Shut off the main water supply to stop the “rain” then you can open the wall to assess the damage.

I have done just that, as my favorite plumbing supply place is closed on weekends, and the HWTs usually go on Friday evenings. ;)

Hey @Jake Findi, I don't have any specific names, but just so you are aware, appraisers who do multi-families are pretty backed up, supply/demand type of situation.

No evictions = no supply = extremely low vacancy rates = increased rent prices. 

If the tenant supplied you with proof of her renters insurance you have a source to contact about making a claim on damages (which can also include fees for a place for her to stay) while property is being repaired (with your insurance fire claim).
