@Timothy Gerdes I tend to disagree with @Cory Mccarthy on this one. 20% is certainly not the norm in Grand Rapids, and if you are getting 20% on your purchases then we definitely could do a lot of business together.

On the plus side, land contract buyers have an ownership mentality and not a renter's (like lease option tenants tend to have).You need to find out which the tenant means.

As an aside, I tend to prefer 30034 over 30032 as I think there is a little bit more potential for price appreciation and increases in rent in 30034 versus 30032.

Hi @Patrick Snoke,I tend to agree with you, I like option number 2.For my note investments, I prefer to utilize a Delaware LLC because of the state's favorable corporate and banking laws (there are also other states that offer similar advantages).

Also, leverage is one of the major benefits or buy-and-hold REI that you won't necessarily be able to take advantage of through a 401k (unless you are getting non-recourse commercial financing, but that tends to be expensive).
