I hope to interview some persons who are experienced in the field to get a more personal perspectiv, more info about the particulars of the job, and career/training options that they may be aware of.You have likely saved me from making a purchase that would be of little or no benefit to me.

I been in sales for my entire career and spent the last 18 in the telecommunications industry.I've had my real estate license since 1991, but use if only for myself when buying/selling or for referals.  

@Eric Western - Welcome,I too had and IT career that lasted 15 years until I ventured out on my own.  

That is not a bad thing, for it will move you into your investing career quicker.Not having money will reduce your opportunities, but could increase your returns.You just need to look at more deals and make more offers.There are 4 ingrediants for real estate investing.Knowledge, Time, Money and credit.Not all of them are necessary in each deal…For example, if you have enough money you don’t need credit.

At this point, I am planning on moving to the Denver area at the end of 2016 and get my real estate investing career underway.

My intention is really to buy multiple properties using 20%-25% done, but I was hoping that due to the time constraints with the 1031 exchange that if I couldn't find enough suitable properties that I could use a full cash purchase on one or two to complete the process within the 180 day window, then cash out refi to buy more properties.
