They do use the swamp coolers in the SW which aren't very effective in the more humid parts of the country.

I obviously dont know each state, but the only person Ive heard mention on BP that it was legal in their state was a Florida agent.I'm fairly confident that it's technically legal in Ohio but my understanding is the Division will scrutinize the heck out of you and require a ridiculous amount of disclosures to ensure you make it clear to the seller that you are going to make a whole bunch of money off of them.Like you literally need to have them sign a document that says something to the effect of my commission will be anything I can sell your house for over $100k.

Performing the job effectively is the tough part.

I would say effective age of the property might be a better measure.

Let them find a unit that suits them better, you'll be doing them and yourself a favor......Remember as a landlord and business person - you take care of yourself and your family first so you can stay in business and help other people...

If you want to stand out, have an edge, and be the person who eventually buys the property, figure out who the buyer is, and create a personal appeal to the buyer that emphasizes the buyer's wants and needs.Learn why the buyer bought the property to begin with, what holding it is accomplishing, and if another property might better suit the buyer's needs.
