There are parts that are starting to progress, but also some D class stuff there.

All purchases and payments need to go through the LLc account for LLC stuff, otherwise you are 'co-mingling' and defeating why you opened an LLC in the first place.

Also in the submarkets I play in, stuff sells at a given price per pound.  

Unless tenants abuse maintenance requests, I usually fix stuff as requested.

I’m still relatively new to real estate so I don’t want to overwhelm myself with legal/tax stuff I’m not too familiar with.

Stuff breaks all the time and you don't want to be caught without any moola to fix it. 

I'm not going to tell you how to do it, because the truth is we all have different ways to get through to our tenants, and some stuff will work for me that won't work for you, and vice versa.

Knowing how often the folks at the finance office jack stuff up, it would be a miracle if they could calculate your per diem correctly at all, let alone actually dig through public records to find some hidden needle in a haystack. 

Additional info - this project was spurred on by a terrible roof and even more terrible structural support under said roof so that stuff needed to be done anyway.

And the politician that gives out the most "free" stuff will be the one that continues to win elections.
