Anyone struggle to buy and/or sell across state lines by needing 2 different agents?

The thing I am struggling with is that the property taxes so high that I am finding it hard to find properties that are neutral cashflow even with 25% down and 30 yr mortgage.

I'm now at the point of needing to take action and I'm struggling to determine the correct order of operations.From a tactical standpoint, here are the items I need to do in the order (I think) they should be done:* Form an LLC within SC (I considered NC but then you have to make a foreign LLC registration).

Up until a couple years ago they were usually close but they have struggled to accelerate the estimate with increasing market rents in my area.  

I’m reading through “Investing with No/Low Money Down” and am struggling to understand private money interest rates, specifically the example on page 101.

I was looking into Vegas since it’s somewhat close to me and seems more affordable than SoCal, but have struggled to find good deals.
