If you want to learn how to comp a property there's a whole lot of resources available here on BP and even on Youtube.I suggest you read past "Step 4" in the article for this guy's comp strategy:https://www.biggerpockets.com/renewsblog/2014/04/2...With that said, It's an art not a science really as almost everyone has a different style of comp'ing properties and if you ask an agent to show you how they do it, it'll only be so helpful as your resources for getting data will be different.

You can find them here on BP (set up an alert for "Baltimore", as Ned suggested) or by networking with other investors at meet ups and asking for referrals.A good investor agent should be skilled at understanding ARV and pulling accurate comps, be able to see the potential in a home instead of focusing on its current condition (which is why investing/construction experience is so important), and have a strong network of wholesalers to help locate off market deals.Gabriel is correct in saying that an agent will want to vet you as much as you will be vetting him.

There may also be some good inventory hiding in older areas of Fort Myers (Between McGregor and US41) and its not uncommon for some single family homes in that area to have income producing apartments or guest houses.Remember, as you are a finance buyer, you have a bit less leverage with sellers than cash buyers do, so you'll want your offers to be relatively strong in other areas (if you are asking for concessions you are likely not to get an accepted offer on an income producer).
