Hi @Glenn Primack,Ask what the lender credit would be if you bump it to 5% or 5.125%.See if the lender credit is large enough to cover:Six months of payments at the higher rate.The cost of a rate/term refinance, which will be better than cash out interest rate pricing, six months from now.Risk here is that, independent of loan level pricing adjustments, rates go up.

Given that you provided part of the inspection report, now the complete inspection report is part of the loan that the underwriter wants to review.You should have had the inspector write an "independent" separate report for the items in questions.

So, next time you're talking with someone who has no knowledge of or experience with the real estate market, pay very close attention to their opinion, and do the exact opposite :-) This is great anecdotal "evidence" but it proves nothing but public opinion, and even then it doesn't prove that as you don't have a statistically large enough sample size, while you do have a ton of coverage and other errors.
