The millions in LLC debt did not matter at all, but a $15 personal credit card payment almost killed the deal…Buy the 10 units under the LLC so it will not count towards your DTI when you apply for a conventional personal mortgage down the road.

On a dirt road or will you need to maintain or build a road?  

Communication is key in this business and if they're bad in the beginning, they'll be worse down the road.

I'd be surprised if you found somebody interested in lending you money in this format though.Your ideal scenario would be to borrow from them on a short term basis, then refinance into a conventional loan 6 months down the road.

Right now we literally only have 12 properties that have more than 3 units listed in our Hampton Roads MLS.  :(
