Usually it will not be worth your time, effort and cash to chase them for breaching a lease.That said, we still use annual leases on student rentals, particularly student houses, as it does seem to help maintain the social cohesion of the housemates (this is antidotal observations of our student houses only).

I know in my area I would not want to be invested at this price point as it would lead to me having to accept tenants with lower credit scores etc.

Title companies are suppose to do as you direct them to do.You need to know what to tell your title company to doMake sure you have a legally acceptable assignment agreementYour title officer needs to understand who pays settlement cost and where on the HUD-1 to put your assignment fee.You need to have your contract so construction to be easily understood and with the right clauses and disclosures.Assignments are a great way to make unusual amount of income.Good luck.

If they do something you think is wrong, accepting too low of a credit score, not serving a notice to vacate at the agreed upon time, accepting partial rent without consulting you, etc. etc. you have the opportunity to correct them.

Whether a buyer paid all cash, had owner finance, bank loan, or a combo off both that cap rate would stay the same.Now other metrics would change as a result of the structure used.For very nice single family areas many investors will accept 1% rent to purchase price.

I am interested in a property that my real estate agent says requires 25% down, since we don't have that I wanted to get a credit union loan for the down payment (owner contract for the rest) but my agent keeps telling me they will not accept borrowed money only cash.
