Instead of playing the google game and hoping for the best, I’m hoping to connect with some local investors to see if someone could get me in touch with a contractor that they’ve good experiences with.

The investors that looked at the property may be looking at it to flip whereas you will be looking for a long term cash flow play. 

Cash flow can be divided in many ways, and those two factors play a huge role in my view. 

If you are looking for heavy value plays, you might want to find undervalued properties with blatant deferred maintenance etc.

He's talking about a house hack which, if he's using it as commonly used, then 14 day vacation rental issues would not come into play.
