For single family houses, I plan to use the Homestyle loan for rehabs, for 1-4 units I will use my own cash, and finally I will also like to do market research on bigger properties not to exceed $1.2M.

I do mostly fix & flips, also hold rental properties (single family and 2-units) and do a bit of wholesaling.

I have made some mistakes and learned from them.1st Rental Property was a 2 bedroom condo I purchased when I was single (wish I had known about house hacking then).

The lender in mind has done over 200 loans without a single default. 

Ive made a career out of hitting singles, doubles, and triples.  

Another typical positive attribute about doing apartments is having less competition and having more units at a single address.The more units you purchase, the better.
