There was no communication and explanation what was happening and why, but simply asking for access to the properties for appraisal. 

The only time it would make sense is if speed is a factor - meaning you can get an amazing deal on the property but must close super quickly - something most banks simply cannot do. 

those items can come into play as your portfolio expands.to start, simply find find a decent property that isn't too overwhelming and learn by doing. 

Or do you simply find a new house worth perhaps 50k and rehab it for 30k, refinance?
