👋Unpopular opinion about sponsor acquisition fees
16 February 2024 | 5 replies
.✅ If you don't agree with the sponsor acquisition fee, you must first understand that sponsors do not share in the profits (most of the time) until the sale, because of a preferred return.Fees sometimes get a negative connotation...→ You pay fees for your 401K.→ You pay fees when you buy a car.→ You pay fees when you buy a house.Would you be willing to pay a fee for an awesome investment opportunity?

Looking for DSCR Cashout Refinance help and advice
16 February 2024 | 4 replies
DSCR REFI qoute loan amount: 112,000rate: 8.99points fees and cost: 11,576cash out value: 16,424Bridge loan. 84,000 interest only 12 months at 11.99% property will rent for 2000 at a 1.76 DSCR score. thank you A few things with lower loan amounts and DSCR loans:- Higher fees are actually NOT unheard of @Ko Kashiwagi - when you have a loan amount less than 150,000 (on average) there is a tipping point in the spectrum of rates and fees.- I see this scenario all the time, borrowers with loan amounts less than 150,000 will get whacked with higher LLPAs simply because of the cost to service and UW the loan.
