Then you can easily get confused with the rules that often seem contradictory.If your goal is to get a general overview, the BiggerPockets bookstore sells two books on REI taxes that are an easy read, unlike the Vernon Hoven book recommended by someone earlier.

My ability to though use pretax money to lease seems to be making a lot more sense than to use post-tax money to buy.

It seems like a great way to make supplemental cash, so I'm currently trying to hunt down new deals mainly in the Huntsville, AL area.

This seems like a deterrent to investing in homes in these areas.

I've only been to Delaware once and it was just to visit my sister when she lived up there and just from my memory it seemed not the type of area I would be interested in.  

Your questions, though I can't answer them, are extremely helpful because now I must figure those out.The part of this that I'm still hanging onto in considering such a project, is that it seems like the 4 apts and 2 commercial spaces could fund the loan payments and then some.

As far as the FSBO website i go to them but they are picked through and it seems hard to find a good deal.I have never looked into slybroadcast but will do so once i can afford to make that investment.
