Someone seems to see my point about how to buy a rental property with a profit up front that actually makes you at least $100 a month in positive income.

Staying in the middle can be an option for me down the line but your so right doing a assignment to a t/b does seem much cleaner

It seems like this would be an opportunity to roll some of the funds to a ROTH and then I never have to worry about paying tax on those funds again.

If you like them, and they seem like a good fit, then ask if you were to find some deals, if you could bring the deals to them for them to buy and then offer a 60/40 split (they get 60%) if they'll agree to walk you through the process of closing on it/selling it.

The property taxes seem pretty steep.

It seems to be hard for me to do since I don't have someone I can physically talk to and have them show me simple things, like how to fill out something as simple as a letter of intent.

The problem I seem to be facing is starting it up.
