Personally I invest outside of OKC in strong blue collar communities.

The larger the dumpster the more likely someone, not from your community, will throw a washer/refrigerator or whatever they feel they are entitled to, in your dumpster. 

Shark River Hills is part of the same town and it is safer and rent is more expensive.

🙋🏾♀️I have been thinking a lot about finding an investment mentor to talk some decisions through with but for the fun of it I decided to pick the collective brains of this massive community... ok here goes:So I have been thinking a lot about the strength of the current real estate market and whether it's time to sell my properties and take the proceeds to make some larger investments and go to the next level so to speak. 

But really--I do, even now as a newbie to these forums and real estate investing, feel like this Bigger Pockets community is a truly a family.

rational people do not think every inherited tenant is bad. but rational people know that inherited tenants remove a degree of control and thereby increase risk. you are safer in assuming they are bad tenants, than in assuming they are good tenants.
