In a TIC, profits are not restricted to the % of ownership interest held, you can make the grantee, minor interest holder any deal you want to, but they will still have taxes on gains.......so be it, we all pay taxes.

The board has no restrictions of wholesale practices. 

I have always regarded it as a high risk value play due to issues with access to the rest of the city as well as less than stellar demographic.

A good RE investor should be able to find deals in almost any market, even so I've considered using a 'Turnkey' provider to access out of state markets. 

I enjoyed doing the rehab because there are basically no restrictions and no inspectors go out of their way to bother you.

Anyone that responds with a nice house, and looking to get retail dollar amount becomes a property that you list on the MLS with your broker.It gives both you and your leads more options, plus having MLS access sets you apart from other wholesalers.Feel free to PM me if you need any help!

@Brent Coombs Some obvious advantages would be access to the MLS and not having to pay someone else fees for listing a property (if you were to).
