Now I typically use calendar apps with reminders since I am my own boss and don't have or want the corporate schedule I used to maintain.For notes and the work associated with them we use pipedrive.com.

HVAC and everything else is in good shape on these - roofs are what scare meSteve Vaughan Tax point is a good reminder and something I always forget about, will think about staggering the sales (if/when we sell) to avoid a big hit there - definitely planning to roll the $ into another, bigger property, though, so that will help too Josh Calcanis I'm definitely finding managing local properties easier though our team OOS is WAY better than the folks we work with locally.

Despite the fact we’ve repeatedly referred the tenant to the lease and clause in question, as well as reminding him of the breaches, he thinks he’s moving out in mid-August at his convenience, and is expecting his deposit back based on leaving the house in move-in condition, which I can assure you they won’t judging from what we’ve seen so far.

I'm reminded of a joke:Buster was a truck driver and while taking his driving test he was asked what he would do if he was heading down a mountain side at 70 m.p.h and discovered his brakes did'nt work.He stated that he would first try his emergency brake and if that didn't work...he would try to downshift, and if that didn't work....he would try to run along side some brush, and if that didn't work he said he would wake up Wilbert (the guy who rides with him), so that he could witness the biggest crash ever.That was my philosophy when I first went into business.
