. $6300 seems like an expensive lesson in finding out a investment niche you don't want to ultimately follow.Why don't you put a pause on the coaching, check out books from the library that are relevant to your investment interests, then re-consider whether to continue the program after reading these books if you want more help.

Honestly it's rarely relevant in my market because it's "lesser of" that cap or all closing costs, meaning that with my local high purchase prices, "all closing costs" is effectively the cap and not the %.I look that up as needed on a one-off basis for smaller purchase prices that cross my desk from time to time instead of having it memorized.

Maybe have a poster of the month awarded to the poster who gave the most relevant or detailed answers for the last month....I'm sure there is a way to not make it a popularity contest.But I'd like to see recognition(is that spelled right) for BP members who give great and/or detailed answers to questions asked..
