Okay, so I am interested in utilizing the B.R.R.R.R strategy while investing but I have a question that I can't seem to find an answer to.

Great question.....and one that there never is a sure answer to and for me has just come from experience, but maybe I can help.First, know your area and get an idea from various contractors what their full cosmetic rehabs costs, i.e., paint inside and out, flooring, new plumbing and light fixtures, new countertops, etc.

The answer may vary by lender and would likely depend on how that income is being reported.

The answer to that question will dictate what is a reasonable return. 

And the answer is always "it depends on your goals, risk tolerance, and what type of investment you want to do."
